Edgerton Estates have employed QAS to manage the Commercial space and the residential communal areas on a day-to-day basis.

 

They occupy an office within the Business Centre to provide a pernanent presence, should leaseholders and tenants identify general management and maintenance issues.  Contact Details are as follows:

General Information


 Fire Safety Aspects to Aura Court and the Cladding Scheme

Edgerton Estates have applied to Homes England under the Cladding Scheme to obtain funding.   This relates not only to the replacement of the cladding system, but also to the fire safety element of the building and, as such, addresses the issues relating to the atrium element and the associated RRO.

 

As a project office has been set up by APS & Co Ltd, having taken space in the Aura Court Business Centre on the ground floor,  overseeing works on the ground and managing the cladding rerplacement project, they have agreed to provide a supplementary management presence across the building, occasionally overseeing remedial works to aspects of the building when instructed by their client. 

APS have created and currently manage this website, as the most effective medium to keep Leaseholders and Tenants informed on all aspects of works to the building.

The Atrium and Associated Stairwell

In the interest of complying with the regulatory reform order, works have already been undertaken to make the building safe and secure. Security has been lax and unwanted visitors were squatting in empty apartments.   Flammble paraphernalia associated with such has been removed from the premises.   

These works have been essential to allow for the safe access and egress of consultants and public bodies requiring access inspect this area of the building and have allowed  the team to rpogress with a full works package to be designed, costed and tendered out to suitable contractors.

February Update

Works around the building are currently ongoing.....

 

General maintenance - the following identified issues have been addressed:

  1. General electrical works, including access gate repair.
  2. Remediation of turret electrical equipment cabinets on the ground floor.  This rectifies a fire risk identified by GMFRS during their inspection. 
  3. Replacement of access fire doors.
  4. Internal spindles and cleared debris from hallways
  5. Removal of  fly tipping  debris.
  6. Clearance of the car park of debris, full clean of such and repair work/replacement of faulty lighting and sensors.  

Ongoing Maintenance:

  1. General inner courtyard landscaping, including re-planting of flower beds and replacement of coping boards.
  2. Turret Refurbishments - Repairs to and repainting of walls a replacement of carpets .
  3. Further works required to entrance door locks, due to application of excessive force.
  4. Works to remove excess surface water in the external courtyard.
  5. Relining of flower boxes adjacent to turret doors, following identified damp issues 
  6. Urgent maintenance works to both rooftop balconies on the atrium, following a leak affecting three apartments

Planned Maintenance:

  1. Resurfacing of internal courtyard
  2. Re-opening of the carpark
  3. Revamp of the Business Centre, together with a re-painting of roller shutters and remove the latest round of graffiti.
  4. Guttering of excess rainwater in the car park coming off the courtyard deck above.
  5. Comprehensive review of the roof membrane.

Incidents around the building after New Year

Significant damage has been metered out on the turret access doors, resulting in the need to replace all locks and closers.  Residents are asked to treat the doors with less force where possible, as Edgerton can keep repairing, but leaseholder landlords will be required to cover the bills.

December Update

In terms of general maintenance, the following has been addressed:

  1. General electrical works, including access gate repair, 
  2. Replacement CCTV system, 
  3. Prevention of bin store overload and liaison with Amey.
  4. Replacement of access fire doors
  5. Removal of all flytipping  debris

Ongoing Maintenance:

  1. Internal spindles and cleared debris from hallways
  2. Clearance of the car park of debris, full clean of such and repair work/replacement of faulty lighting and sensors
  3. General inner courtyard landscaping, including re-planting of flower beds and replacement of coping boards.
  4. Repainting of common areas in need of such.

Planned maintenance:

  1. Resurfacing of internal courtyard
  2. Re-opening of the carpark
  3. Revamp of the Business Centre, together with a re-painting of roller shutters to remove the latest round of grafiti.
  4. Refurbishment of the turret access stairwells.


General Maintenance in Aura Court

It is clear that the building has suffered from neglect over the past few years and requires and ongoing maintenance schedule of works.  

To this end, on Edgerton's instruction, APS has retained Craig Watson, who is familiar with the scheme and having undertaken works in the past for various parties with interests in the building.  

Craig has also been retained by APS, to manage the Cladding Scheme works on the ground and has already done a fabulous job of managing the works team, retained to undertake the fire safety works to the Atrium.

Elements around the Building in December

Bin Area

 

There have been a number of deposits in the bin area, of items other than black bin bags.  This includes chairs, toys and faulty electronic equipment. Residents are reminded that this is not allowed.  All past incidents have been overlooked, however going forwards, further incidents will be considered as fly tipping and the Management Team will bill the responsible party, having identified such via the newly installed CCTV system covering the refuse area.

Turret Incident

The Management Team were informed about an incident involving an unknown perpetrator having left an unwanted present of human faeces on the second floor corridor floor.  Unfortunately the CCTV system did not pick up the guilty party.  If something should happen like this again, the Maangement Team have promised to leave no stone unturned to discover the guilty party and have them either removed or evicted from the property and then prosecuted by the police..

Turret Entrance Doors

The turrent entrance doors have been replaced and fixed, to ensure that the prooperty is secure.  QAS Management have noticed that certain residents are attempting to keep turret entrance doors open, presumably so that they can more easily receive parcels.  This compromises security in the building and residents are asked to please refrain from doing so.
